1) 7/12 extract
2) Sale deed
3) Building and site layout approval order ( NA order)
You might also want him to to give a NOC for electricity and water connection from the local authorities
If you bought a land! I dont understand why do you collect paper from builder. I think you have to collect the paper from the Existing land owner. though you require 1) Existing Mother Deed 2) Site Plan 3) Municipal Tax reciept 4) Search query from the district Sub register 5) Tax Clearence certificate etcs.also i guide you to ask a Civil Lawyer in your area.
